Concelhos como Guarda e Bragan\u00e7a s\u00e3o dos que exigem menos esfor\u00e7o das fam\u00edlias.<br \/>Partilhe<\/p>\n<p>Estudo da imobili\u00e1ria teve por base taxa de esfor\u00e7o mensal de fam\u00edlias<br \/>ANT\u00d3NIO COTRIM\/LUSA<\/p>\n<p>Comprar casa exige \u201cmenor esfor\u00e7o financeiro\u201d do que arrendar \u201cem todos os concelhos do pa\u00eds\u201d, de acordo com um estudo da consultora Century 21, sobre a acessibilidade da habita\u00e7\u00e3o em Portugal.<\/p>\n<p>Tendo por base dados recolhidos e analisados pela Confidencial Imobili\u00e1rio e assumindo uma habita\u00e7\u00e3o de 90 metros quadrados, a Century 21 concluiu que adquirir uma casa \u201cimplica um encargo mensal entre 14% a 61% inferior ao valor mensal do arrendamento praticado na mesma zona, incluindo em mercados muito valorizados, como Lisboa e Porto\u201d, onde a diferen\u00e7a se situa em respetivamente em -14% e -30%, sendo que em Faro \u00e9 de -26%.<br \/>O estudo teve ainda por base uma taxa de esfor\u00e7o mensal de 33% das fam\u00edlias para aquisi\u00e7\u00e3o de habita\u00e7\u00e3o como sendo o m\u00e1ximo indicado e descobriu que \u201cos cinco concelhos com a maior taxa de esfor\u00e7o do pa\u00eds para aquisi\u00e7\u00e3o de habita\u00e7\u00e3o s\u00e3o Lisboa \u2013 onde este indicador atinge os 58%- seguida de Lagos, Loul\u00e9, Tavira e Albufeira\u201d. A tend\u00eancia \u00e9 explicada pelo \u201cevidente desequil\u00edbrio entre a oferta e a procura de habita\u00e7\u00e3o na capital\u201d, diz a Century 21.<br \/>No entanto no Algarve, \u201ca conjuga\u00e7\u00e3o da press\u00e3o dos pre\u00e7os dos im\u00f3veis nos centros tur\u00edsticos com os rendimentos familiares mais baixos do pa\u00eds, que se verificam precisamente nestes quatro concelhos, originam taxas de esfor\u00e7o para aquisi\u00e7\u00e3o de casa superiores a 50%\u201d.<\/p>\n<p>Por outro lado, os cinco concelhos onde a aquisi\u00e7\u00e3o de habita\u00e7\u00e3o requer menor taxa de esfor\u00e7o das fam\u00edlias s\u00e3o Guarda, Castelo Branco, Bragan\u00e7a, Santar\u00e9m e Portalegre, \u201cque no total contam apenas com 2,1% dos agregados familiares do continente\u201d, indica o estudo.<br \/>No que diz respeito ao arrendamento, a taxa de esfor\u00e7o \u00e9 ainda maior, com os cinco concelhos do pa\u00eds mais afetados a serem Lisboa e Albufeira, sendo que ambos registaram \u201cuns expressivos 68%, seguidos de perto por Loul\u00e9, Cascais e Amadora, onde arrendar uma habita\u00e7\u00e3o de 90 metros quadrados j\u00e1 exige 57% do rendimento mensal das fam\u00edlias\u201d.<br \/>Segundo o estudo, em 13 das 18 capitais distritais comprar uma casa de 90 metros quadrados fica abaixo de 90.000 euros, \u201cvariando entre os 53.855 euros da Guarda e os 86.485 euros de Set\u00fabal. \u00c9vora, Coimbra, Faro, Porto e Lisboa s\u00e3o as exce\u00e7\u00f5es, mas enquanto nas tr\u00eas primeiras, a compra dessa casa oscila entre 100.000 euros e 130.000 euros no Porto tem um valor de 164.714 euros e em Lisboa de 305.429 euros\u201d salientou a consultora.<br \/>Dentro das \u00e1reas metropolitanas, h\u00e1 situa\u00e7\u00f5es diferentes, sendo que no Algarve, \u201capenas Portim\u00e3o fica abaixo do pre\u00e7o da capital distrital (125.444 euros), enquanto Tavira e Lagos se situam em torno dos 165.000 euros, e Loul\u00e9 fica em 172.566 euros\u201d, diz a Century 21.<br \/>Na \u00c1rea Metropolitana de Lisboa, Cascais est\u00e1 j\u00e1 acima dos 225.000 euros e Oeiras perto dos 195.000 euros \u201cembora concelhos como o Barreiro, Seixal Montijo, a Sul, e Sintra, a Norte, se situem ainda abaixo dos 100.000 euros (a partir dos 75.000 euros)\u201d.<br \/>No Porto, os pre\u00e7os s\u00e3o mais baixos, sendo que \u201capenas Matosinhos supera a barreira dos 100.000 euros, com os pre\u00e7os m\u00e9dios dos im\u00f3veis em Valongo e Gondomar a situarem-se mesmo entre os 70.000 euros e os 77.000 euros, destaca a consultora.<br \/>Em Lisboa, a presta\u00e7\u00e3o m\u00e9dia para aquisi\u00e7\u00e3o deste tipo de casa ronda os 1.011 euros. \u201cA capital do Pa\u00eds volta a apresentar uma diferen\u00e7a abissal em rela\u00e7\u00e3o a todas as outras capitais de distrito, onde a mensalidade varia entre um m\u00ednimo de 182 euros na Guarda e um m\u00e1ximo de 564 euros no Porto\u201d.<br \/>No que diz respeito ao arrendamento, segundo o mesmo estudo, \u201cLisboa, com uma renda m\u00e9dia de 1.170 euros, destaca-se do Porto, nos 810 euros, enquanto todas as outras capitais de distrito registam rendas m\u00e9dias abaixo dos 600 euros, num m\u00ednimo de 339 euros na Guarda\u201d, conclui a Century 21.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/section>\n\t\t\t\t<\/div>\n\t\t","protected":false},"excerpt":{"rendered":"<p>Comprar casa custa entre 14% a 61% menos do que arrendar ao m\u00eas na mesma zona.
